If you are intending to “buying to let” then letting out your property successfully is of utmost importance. Kuvera Letting and Management has been established to guide you through this final stage with minimal fuss and to provide you with a seamless solution to let your property successfully. Kuvera will take care of ALL letting and management issues including finding the right tenants, collecting rents etc

For all our developments we will look to tie up corporate lets where possible. For our current development, Mountain View in Rudrapur we are offering a 2 year 5% rental guarantee because we are so confident that as soon as these apartments are constructed we will have corporate tenants in them. We are currently negotiating to rent the entire development to a large employer in the Area.

1. What charges are involved for letting?

If you have a rental guarantee for a period of years then for that period there is no charge for managing and letting your property. After this period expires Kuvera will charge you a fee of 10% of rents collected for managing and letting your property.

2. How do you rent the properties?

Kuvera sets up a letting and management agency in whichever part of India it operates in. Currently we have a head office in Delhi and a regional office in Rudrapur.Where possible Dr. Jha will be using his immense experience and contacts to tie up corporate lets. For "Mountain View" we are currently negotiating to rent all completed units to a large employer in the area. We will also deal with local agents where necessary to rent your properties.

3. With so many properties available how will they rent?

Normally we will try to tie up corporate lets with large corporations before the apartments are even constructed. Where this is not possible Kuvera Lettings and Management will work with partner agents in the area. They are instructed to maximize viewings and create a healthy competition to ensure the properties are rented quickly with a minimum of fuss. We only work with agents that have been thoroughly vetted by us.

For many developments where we offer rental guarantees it is irrelevant to the buyer how many apartments comes onto the rental market at once as they will still receive their guaranteed rent after completion, whether rented or not.

4. How do you determine the rent?

Our extensive research allows us to predict the rents that will be achievable. Where we find a tenant ourselves or through agents we will negotiate the best rents possible for our clients.

5. Do I need to furnish the property?

We will advise in each circumstance whether you need to furnish the property. In India it is extremely common for a tenant to rent an unfurnished apartment so for many projects it is not needed to furnish. For a tourist based investment obviously furnishing will may needed. We can supply furnishing for your apt at any stage should you need it.
